HVAC cleaning and maintenance in Dallas–Fort Worth
HVAC cleaning focuses on the parts inside the air handler that ducts can’t fix: the blower wheel, the evaporator coil, the drain pan and the condensate drain line. We foam and rinse the coil, clean the blower, blow out the drain line and check filter and airflow, so the system moves air the way it was designed to.
Signs your home needs it
- Weak airflow or rooms that never reach the set temperature
- Water near the indoor unit, or the AC shuts off on a full drain pan
- A musty smell when the system starts
- Higher electric bills in summer with no change in use
- The coil or blower hasn’t been cleaned in years
Not every home needs service right away, and if yours doesn’t, we’ll tell you.
Also available
- Filter upgrades to MERV 13 where the system allows, checked by static pressure
- UV-C coil lights (ozone-free), installed after a coil cleaning
- Thermostat installation and repair
- Ductless mini-split installation
- Central AC installation and replacement estimates
What happens, step by step
Inspect the air handler
Filter, blower, evaporator coil, drain pan and drain line are checked and photographed.
Foam the coil
A coil cleaner foams into the fins to lift dirt and biological growth.
Rinse
The coil is rinsed so the loosened dirt drains away instead of drying back on.
Clean the blower
The blower wheel and housing are cleaned so the fan moves full airflow.
Blow out the drain
The condensate drain line is cleared of sludge and algae so water drains freely.
Final inspection
We restart the system, check airflow and drainage, and send your before-and-after photos.
Exactly what’s included
Evaporator coil
Foam application and controlled rinse to remove biofilm and debris from the fins, restoring heat transfer.
Blower assembly
Wheel and housing cleaned to recover the airflow the system was designed to move.
Condensate management
Drain pan cleaned and drain line cleared and flushed, the most common cause of summer leaks and float-switch shutdowns.
Filtration
Filter fit and bypass checked; upgrade recommended to the highest rating the system can carry, MERV 13 where it fits.
Options
Ozone-free UV-C coil irradiation after cleaning, thermostat service and ductless mini-split installation.
Every item is listed on your written estimate before work begins.

NADCA ACR air-handler inspection
NADCA’s standard has the air-handling unit inspection cover filters, coils, condensate pans, drain lines and fans, not just the ducts.

ENERGY STAR maintenance guidance
Dirty coils and filters make a system work harder for the same comfort. Regular maintenance keeps efficiency up.

HVAC Cleaning & Maintenance: questions
How often should the evaporator coil be cleaned?
When inspection shows buildup, often every few years. Homes with pets, remodels or poor filtration need it sooner.
Why does my AC leak water?
Most often the condensate drain line is clogged with algae and sludge, so the pan overflows or the safety switch shuts the system off. Clearing the line usually fixes it.
Do you install mini-splits?
Yes. We install ductless mini-split systems and can help you decide whether one fits a room, garage or addition.
