Moving in? Start with a clean air system
You don’t know what the last owner left in the ducts: years of dust, pet hair, smoke residue, or drywall dust from a new build. Before the furniture arrives, we clean the whole system, the dryer vent and the filter, and give you photos of what came out.
What’s different at this moment
You inherit the last owner’s air
Pets, smoking, renovations and missed filter changes all leave residue in returns, ducts and the coil. A move-in cleaning resets the system to a known condition.
New construction isn’t clean inside
Drywall dust, sawdust and insulation fibers get into ducts during the build, especially when the system ran before the final clean. EPA lists debris released from supply registers as a reason to clean.

Empty rooms make a better job
With no furniture in the way, every register is easy to reach and every floor is easy to protect. It’s the easiest moment the home will ever have for this work.
What we do
- Whole-system duct cleaning, supply and return
- Blower, coil, drain pan and condensate line
- Dryer vent cleaned to the outside hood or roof cap
- New filter sized to your system, with a reminder schedule
- Attic look: insulation depth and any rodent signs, photographed
- A photo report to keep with the home’s records
Every item is listed on your written estimate before work begins.
Good timing
- The best time is between closing and move-in, while the rooms are empty.
- Already moved in? We protect floors and furniture and work room by room.
- Realtors and builders: ask about move-in cleaning gift certificates for your buyers.
Seven steps, documented in photos
Assess
We inspect the system and photograph what we find before anything is sold. If cleaning isn’t warranted, we say so.
Protect
Shoe covers at the door, floor and furniture protection along every path, registers sealed while we work.
Contain
A HEPA-filtered collector at the main trunk holds the whole system under negative pressure, so debris moves out, never into your rooms.
Remove at the source
Rotary brushes and compressed-air whips, branch by branch, the source-removal method described in NADCA’s ACR standard.
Restore the air handler
Blower, evaporator coil, drain pan and condensate line: the parts that decide airflow, efficiency and moisture.
Verify
Every component inspected again and photographed after cleaning, against the same angles as the baseline.
Document and advise
A photo report and completed checklist, plus honest recommendations on filtration, humidity and what can wait.

Questions
Should I clean the ducts in a brand-new home?
Often, yes. New builds commonly have drywall dust and debris in the ducts and on the coil, especially if the system ran during construction. We inspect and photograph first, and if your system is clean, we’ll tell you.
Can you come between closing and move-in?
Yes, that’s the best time. Book a free visit for the first days after closing and we’ll plan the cleaning around your move.
Do you clean the dryer vent too?
Yes. Dryer vents are easy to forget in a move. We clean the full run to the outside hood or roof cap and check the airflow.
